1910 Victorian House Renovation, Los Angeles, California. An existing Victorian style house gutted by fire was renovated into a 9 bedroom special needs facility. Two staff offices and a conference room were provided, in a manner which allowed staff to supervise and operate without overwhelming the historical character or the residential feeling of the facility.

Additional bedrooms were added upstairs and a new handicapped ramp and bathroom were added on the first floor. The kitchen was enlarged and redesigned to allow classes in cooking. Bid was negotiated at the budget of $95,000.
