1929 Spanish Style Renovation, L.A., California. Renovation of an existing duplex into a 9 room congregate home for senior citizens. To maintain the neighborhood texture, the existing building was renovated and an addition added to the rear. Because privacy was important to residents, smaller bedrooms were combined into larger bedrooms, and bathrooms were added so that each resident had their own bath.

Chamfered openings, sloped ceilings and cheery pastel colors were selected to add spirit to the interiors. An elevator and ramp were included as part of the new addition to provide handicapped access. The construction bid was at budget.
